Real estate is illiquid. When a homeowner needs to be out in 7 days because a foreclosure auction is scheduled, the traditional 60-day MLS listing fails them. We exist to fix that — and to feed verified cash buyers a steady pipeline of fairly-priced opportunities on the other side.

    A homeowner reaches out

    Most of our sellers find us during the hardest week of their year. They might be sorting an inheritance, racing a foreclosure timeline, or just exhausted by a property that's been a burden. The first conversation is unhurried and unscripted.

    We work primarily by referral and direct outreach. Our marketing exists so the right people can find a number to call — not so we can hammer leads.

    We underwrite — properly

    Within 48 hours we pull sold comps within a half-mile, score the condition against repair categories, calculate ARV (after-repair value) and a realistic cost-to-fix, and write a cash offer that survives a real flip.

    We use Maricopa County records, MLS sold data through a licensed partner, and a physical walkthrough whenever possible.

    We secure the contract

    If the seller accepts, we sign a standard Arizona purchase agreement and act as principal. Earnest money goes into escrow with our local title company. From that moment, the property is under our equitable control.

    We assign to a vetted cash buyer

    Our VIP buyer list sees the deal 48 hours before public release. Buyers are vetted for funding and track record. We share the full underwriting package — comps, scope, photos, title work — so they can decide quickly without redoing our homework.

    Everyone closes

    Escrow coordinates signatures, funds wire, deed records, seller walks away with cash, buyer takes possession on day one. Often start-to-finish in under 14 days.

A qualified lead is a property owner who is motivated to sell, owns a property that fits our criteria, has realistic expectations, and can move forward within a reasonable timeframe.
